Terms and Conditions of Booking

Bookings are not confirmed until you receive your letter of confirmation.  Verbal quotes or offers by email are not binding and subject to cancellation if the booking form and deposit have been not been received by the stipulated date.

For overseas guests

Unless agreed by us, dates will only be reserved for 3 working days.  A date for completion of the booking will be given to you, usually by email.  By this date a completed booking form must be faxed or emailed to us and the required deposit paid by credit card or directly into our US bank account. 

For UK guests

Unless agreed by us, dates will only be reserved for 3 working days.  A date for completion of the booking will be given to you, usually by email.  By this date a completed booking form must be mailed, faxed or emailed to us and the required deposit paid by cheque or directly into our UK bank account by Internet banking.

Cancellation Policy

If you cancel your reservation and we are unable to obtain a substitute booking for the period in question the following penalties apply:

§         Before final payment is made you will forfeit your deposit 

§         Up to 4 weeks before arrival date you will forfeit 50% of your payment

§         Up to 2 weeks before arrival date you will forfeit 75% of your payment

§         Within 2 weeks of your arrival date you will forfeit 100% of your payment.  

If we are able to obtain a substitute booking we will refund any payments made less an administration fee of £50/$85 plus any difference in the rate we are able to obtain.  Therefore you are strongly advised to take out travel insurance at the time of booking.

Payment policy

Full payment must be made 8 weeks before the commencing date of the booking or on booking if the commencement date is less than 8 weeks away.  Failure to make the final payment by the required date will result in cancellation of the booking and the penalties given  in the above paragraph will be applied.  A security bond of £100/$150 per week or part week is required with the final payment; this is returned as soon as our managers confirm that the villa is left in good order after checkout.  If payment is made by credit card this is not applicable.

Complimentary services

The complimentary telephone calls service only applies to calls to land lines and non-premium rate calls.  Any calls made to toll numbers, and international cell phones will be charged for and deducted from the security bond payment.

The wireless Internet service is complimentary.  If there is a technical problem with this service every effort will be made to put this right but we can neither guarantee this service nor compensate guests if it is not available.

Conditions of booking

At least one member of the party should be 21 years of age or older.  This person will assume responsibility for payment of all moneys due and for the conduct of all members of the party whilst occupying the villa.

Maximum occupancy is 6 people. Additionally, a child of up to three years of age can occupy the villa if they sleep in a cot. Please note this occupancy limit is strictly enforced and the regulating authority can make spot checks. In the event of higher occupancy than permitted, you would be required to vacate the premises immediately. .

You will be given instructions for entering the villa, which should be from 4pm on the first day of booking.  You should vacate it by 10am at the latest on the morning after the last night of booking. It is important that these times are adhered to, to enable thorough cleaning and inventory of the property and its contents.

The house is strictly no smoking but smoking in the pool area is permitted. If you do so, for safety reasons please make sure all cigarettes are extinguished properly in the ashtray provided.  Any guest breaking this rule will be asked to leave the premises immediately and the cost of fumigating the house will be deducted from the security bond paid.

Under the rules of the Hotels Licensing Board, the use of  barbeques inside the pool screen is forbidden.  Any guest using a barbeque inside the pool screen will be asked to vacate the premises immediately.  Gas barbeques are available for hire from the management company for a small charge.

Out of consideration for all our guests we regret that pets are not allowed to stay in the house.  Any guest breaking this rule will be asked to leave the premises immediately and the cost of fumigating the house will be deducted from the security bond paid.

As owners, we can accept no responsibility for death or injury to any person or any damage to their personal property however caused. Nor can we accept responsibility for any events outside our control, such as travel delays, industrial disputes or acts of God. You are strongly advised to take out adequate holiday insurance. 

Under no circumstances are firearms allowed in the property.  Any guest contravening this rule will be asked to vacate the premises immediately with no refund of moneys paid.

If for any reason the house should be unavailable you will be offered a full refund or a property of a similar or better standard.

A security fence is provided for erection around the pool and should be used when children or frail or elderly persons are included in your party. You may only remove this fence at your own risk. For safety reasons, both doors leading to the pool area are alarmed. Please note that it is a serious offence to disable these alarms. A responsible adult must supervise children and frail or elderly members of your party when in the pool and deck area, and when using the pool or spa; this is particularly important when the pool and spa covers are in place. The rules displayed in the pool area should be adhered to at all times. Please make use of the non-breakable ware provided when serving food or drink in the pool area.

All adults named on the booking form are responsible for the care of the property for the duration of the booking. When leaving the villa, all doors should be locked, the security bars on the glass sliding doors should be put in place and the security system activated as you leave by the front door.

The property will be cleaned immediately before you arrive and after you leave. You are responsible for the cleanliness of the property for the duration of your booking but the management company will arrange cleaning at an extra cost should you require it.

Please note that the booking is made on a self-catering basis. An initial supply of soap and toilet tissue is provided but guests are responsible for the purchase of all other toiletries and cleaning products.

Community Rules

Liberty Village is a small residential community and has an active Home Owners’ Association. It is important that you maintain their high standards of behaviour. Any unreasonable behaviour brought to the attention of the management company would result in immediate eviction from the premises with no refund of payment. Please park your vehicles on the driveway and not on the road. Place garbage only in the bin provided and leave it on the pavement last thing at night the day before collection is made. When empty, garbage bins should be moved back inside the garage as soon as possible after collection. Failure to do this could result in a $6.50 roll-back fee from the City Of Kissimmee and this may be deducted from your security bond or charged to your credit card.  If you have garbage which is too big for the bin provided please ask the advice of the collectors or the management company. Drying washing or ball game nets should not be visible from the road at any time. Finally, when in the pool area after the hour of 9.30 pm or before the hour of 8 am, please be considerate of our neighbours and keep noise levels to a minimum. The infringement of any of these rules could result in a fine by the Homeowners Association and we reserve the right to deduct any fines from your security bond. 

Pool and spa

Towels for use in the pool area are provided. Please do not take these to water parks or theme parks.

Please note that the recommended temperature for pool heat is 85 degrees F and for the spa heat it is 95 degrees F. If the air temperature falls below 55 degrees F it is unlikely that the water will reach these levels. The water in the pool will reach the recommended temperature more quickly if the pool and spa covers are used when the pool is not in use, especially at night. The pool roller on the deck makes this a very simple process.

The pool and spa controls should not be tampered with under any circumstances and if any damage is caused as a result of these controls being tampered with, the cost of them being put right will be deducted from your security bond.  If you have a problem please refer it to the management company immediately.

Air conditioning

The air conditioning system is set at a comfortable temperature.  This can be adjusted to individual preference but under no circumstances should the temperature be set lower than 73 degrees F as this would result in the system freezing up.  Any guest who disregards this will be charged for the cost of repairs to the system.
